How it works

We inspect the space and identify where the odor is actually being held, then apply our proprietary enzyme-based treatment to those materials and surfaces.

What matters is that the source gets addressed. If the odor is coming from an active problem — a leak, a failed trap, saturated material, an animal in a wall cavity — treatment on its own won't hold, and we'll tell you that at the inspection rather than after you've paid.

Some materials can't be salvaged. Carpet padding and saturated insulation are usually cheaper to replace than to treat, and we'll say so.

Where odor and
mold overlap

A musty smell is one of the most common reasons someone first calls us about a basement or crawl space. Often the odor is the symptom people notice and the moisture condition is what's actually going on.

  • If we find suspected microbial growth during an odor inspection, we'll show you and explain it — not quietly add it to an invoice.
  • If the odor turns out to be humidity with no growth present, that's a dehumidification and ventilation conversation, not a remediation one.
  • Either way you get a written scope covering only what we think is warranted.
Mold treatment

GOAT Service does not represent that every odor can be eliminated, that every visible condition is mold, or that material removal will never be required. Treatment method, scope and pricing depend on inspection findings and site conditions.

Is the odor inspection free as well?

Yes. We inspect the space, identify where the odor is being held, and give you a written scope and price at no charge.

Will the smell come back?

If the source has been addressed and the material treated, generally no. If there's an ongoing moisture problem or an active source we haven't been able to reach, it can. We'll be straight with you about which situation you're in.

Can you treat an occupied home?

In most cases yes, though timing and re-entry depend on the space and the scope. We'll cover that specifically at the inspection.

Do you do air testing?

Contact us to discuss what's appropriate for your situation and what we can arrange. We'd rather tell you accurately over the phone than list services here that may not fit your property.

Can you help before a listing or a tenant move-in?

That's a large share of this work. Call with your date and we'll tell you honestly whether the schedule is realistic.
