What we actually do
GOAT Service uses a proprietary enzyme-based treatment applied to affected surfaces in attics, basements, crawl spaces, knee walls and other qualifying areas.
Where site conditions permit, this approach can address the condition without the demolition and reconstruction a conventional tear-out involves. That isn't a guarantee, and it doesn't fit every situation — heavily saturated material, structural damage or an active water source may call for removal, containment or third-party testing instead. When that's the case, we say so before you spend anything.
What we won't do is tell you every stain is mold, or write a large scope when a small one is appropriate.

Call, email, or send the form. Photos, an inspection report or a contractor's note all help us prepare, though none of them replace looking at the space.
Free inspection
We come out, look at the affected area, and assess the conditions around it — moisture, ventilation, drainage, and how the space is built.
Written scope
You get a plain-language description of what we found, what we recommend, what it costs, and what we think is causing it. No charge, no obligation.
Treatment
We schedule the work and treat the areas in the agreed scope. Most residential jobs are completed in a single visit.
What comes next
We walk you through the corrective work that should follow — the ventilation, insulation, drainage, roofing or plumbing issue behind the condition.
What determines
the right scope
Two attics that look similar in photographs can need very different work. These are the factors that decide it.
Extent
How much surface area is affected, and whether it's concentrated in one place or spread across the space.
Material condition
Surface growth on sound sheathing is a different problem from saturated, delaminated or structurally compromised material.
Moisture source
Whether the water is still arriving. An active leak has to be dealt with, or anything we do is temporary.
Access
Crawl spaces and knee walls can be genuinely difficult to reach, which affects both method and time.
Ventilation
Blocked soffits, missing baffles and bath fans venting into the attic are among the most common causes we find.
What else is planned
If insulation, roofing or a sale is in motion, sequencing matters. We work around it rather than through it.
Treatment method, scope and pricing depend on inspection findings and site conditions. GOAT Service does not represent that every project can be completed without material removal.
After treatment
- You receive documentation of the areas treated and the scope performed.
- We identify the moisture, ventilation, insulation, drainage, roofing or plumbing condition that contributed — including when it's outside our scope.
- Where a referring contractor is involved, we reinforce completing their recommended corrective work rather than competing with it.
- Eligible projects may qualify for an extended warranty when documented corrective work is completed, subject to GOAT Service's written terms.
- If a condition recurs, the first question is always whether the underlying source was actually corrected.
