What you found
Is everything that looks like mold actually mold?
No, and this is worth saying first. Staining from an old leak, mineral efflorescence on masonry, soot, oxidation on nail heads and plain wood discolouration all get mistaken for microbial growth regularly — by homeowners and sometimes by professionals.
We use "suspected microbial growth" until someone has actually looked, because that's the honest description. We won't tell you it's mold to sell you a treatment, and we won't wave off a real concern to close a job faster.
Can you tell from photos?
Photos genuinely help. They tell us roughly what we're dealing with, how much area is involved and what equipment to bring. Send them.
What they can't do is establish a diagnosis or a final scope. Lighting distorts colour, photos don't show moisture content, and they don't reveal what's behind the surface. Anyone quoting you a firm remediation price off a phone picture is guessing.
How worried should I be?
That depends entirely on what it is, how much there is, and whether it's still getting wet — which is why we inspect before saying anything definitive. For general health guidance about mold exposure, the right person to ask is your physician or your local public health department, not a treatment company.
What we can tell you is what's physically present, how extensive it is, and what's causing it.
Should I disturb it or clean it myself?
We'd suggest not scrubbing or sanding it before an inspection — partly because that can spread material around, and partly because it removes the evidence of how far it actually extended. Leave it as it is and have someone look.
Inspection & pricing
Is the inspection really free?
Yes. We come out, inspect the area of concern, assess the surrounding conditions, and give you a written scope and price at no charge and with no obligation.
What does treatment cost?
It depends on area, access, material condition and the scope the inspection supports, so a number here would be meaningless. Pricing is calculated against our standard per-square-foot schedule and you get it in writing before you commit to anything.
Do you do air or surface testing?
Contact us to discuss what's appropriate for your situation and what we can arrange. Testing isn't always the useful step people expect it to be, and we'd rather have that conversation about your specific property than publish a blanket answer here.
What if I don't need treatment?
Then we tell you that and you've spent nothing. It happens reasonably often, and we'd rather be the company people call back than the one that treated something that didn't need it.
The work itself
Will you have to tear everything out?
Not always. Where site conditions allow, our enzyme-based treatment can address the condition with limited disruption — which is a large part of why contractors and agents send people to us.
But we won't promise that. Saturated or delaminated sheathing, structural damage, or an active water source can all mean removal, containment or third-party testing is the appropriate route. If that's your situation we'll say so at the inspection.
What is the treatment?
A proprietary enzyme-based product applied to affected surfaces and materials. We're happy to discuss the specifics of what we'd use on your project when we're there.
How long does it take?
Most residential jobs are completed in a single visit. Larger areas, difficult access or additional work will extend that, and we'll give you a realistic timeline in the written scope rather than an optimistic one.
Do I need to leave the house?
Usually not, though it depends on the space and the scope. We'll cover access and re-entry specifically at the inspection.
Do you handle demolition, reconstruction or disposal?
Contact us with your project details. What we can take on varies with the scope, and we'd rather tell you accurately than promise something here that doesn't fit your job.
Afterwards
Do I have to fix the underlying problem too?
Treating growth without correcting what caused it invites it back. Moisture is the whole story — ventilation, drainage, insulation, roofing, plumbing, the building envelope.
We'll identify what needs attention even when it isn't work we perform, because a recurrence six months later doesn't help either of us.
Is there a warranty?
Eligible projects may qualify for a warranty, and referred projects may qualify for an extended warranty when documented corrective work is completed — subject to GOAT Service's written terms. Coverage and duration depend on the project, so contact us for the terms that apply to yours.
What if it comes back?
Call us. The first question is always whether the moisture source was actually corrected, because that's the usual answer. We'll come look.

Do you offer emergency or after-hours service?
Call us and describe the situation. We'll tell you what we can realistically do and when, rather than advertise a response time we can't guarantee.
Are you licensed and insured?
Contact us for current business documentation — licensing, insurance certificates and qualifications — and we'll provide what applies to your project. We'd rather send you the actual paperwork than make generic claims on a web page.
My contractor or agent sent me. Does that change anything?
It might. Customers referred by eligible energy-efficiency and insulation partners may receive 25% off qualifying standard non-emergency work, and may qualify for an extended warranty when the referring contractor's documented corrective work is completed. Mention who sent you when you call.
